Sealing of asphalt driveways are done every 4 to 5 years. It is petroleum based which makes it very elastic at the time it was installed. Over time, the oil oxidizes and loses its moisture. The asphalt will turn to gray and the composition becomes brittle. This usually takes months to occur. So in order to prevent this kind of problem, asphalt should be sealed immediately after installing; it will be soft and moisturized and will remain that way. This will prevent break downs and ruts.
Longevity
If maintained properly and sealed, asphalt driveways will last around 30 years, but with no proper maintenance it can deteriorate which leads to costly repairs or replacement. On the other hand, concrete drive ways will last for 50 years with a longer maintenance of sealing applied every year.
